What Does Central Heating Involve?

Central heating services from Kamdem HomeTech cover the complete spectrum of domestic central heating work — from brand-new system installations in older properties that currently have no central heating, through to power flushing, system upgrades, and targeted repairs on existing systems that are underperforming.

New central heating installation involves fitting a new boiler, installing radiators throughout the property, running new pipework, fitting thermostatic radiator valves (TRVs) and a programmable room thermostat, connecting the system to the mains water supply, and commissioning and pressure-testing the completed installation to Gas Safe and Building Regulations standards. What Happens When You Delay?

Sludge accumulation in a central heating system is progressive and invisible until it causes problems. Over 3–5 years without proper maintenance, black magnetite sludge circulates through the system, settling in radiators (causing cold spots at the bottom), coating the pump impeller (reducing flow and accelerating pump wear), and — most expensively — coating the heat exchanger in the boiler, reducing thermal efficiency and eventually causing the heat exchanger to fail.

A power flush carried out at the right time — before the heat exchanger is damaged — costs £350–£600 and restores the system. A heat exchanger replacement on a mid-range boiler costs £600–£1,200, and on older boilers, often makes replacement the more economical option. A system that has never been flushed and develops a seized pump or failed heat exchanger simultaneously can trigger a complete system replacement costing £3,000–£6,000 or more.

How do I know if my central heating system needs a power flush?
The most common signs are: cold spots at the bottom of radiators (sludge settled in the radiator base); some radiators are completely cold while others heat normally; the heating system takes longer than it used to reach temperature; the boiler is making a kettling or rumbling noise; and your energy bills have increased without a change in usage. If your system has never been flushed and is more than 5–6 years old, a power flush is likely overdue.
How long does a power flush take?
A typical residential power flush takes 6–8 hours for a property with 8–12 radiators. Larger properties with more radiators may require a full day. We carry out power flushes using professional power flushing equipment with magnetic filtration.
Do I need a power flush when I get a new boiler?
In most cases, yes — and most boiler manufacturers and approved installers (including Kamdem HomeTech) recommend it. Installing a new boiler on a sludge-contaminated system can void the warranty and significantly shorten the new boiler's heat exchanger life. We include system flushing as standard in all our new boiler installation quotes.
My radiators have cold spots at the top — is that the same as sludge at the bottom?
No. Cold spots at the top of a radiator indicate trapped air, which is resolved by bleeding the radiator. Cold spots at the bottom indicate sludge (magnetite) settlement, which requires a power flush. Both issues affect heating efficiency and should be addressed.
