My tenant has refused access for the inspection — what are my obligations?
If a tenant refuses access for a gas safety inspection, you must document your attempts to gain access and can ultimately seek a court order for access if required. We can advise you on the correct documentation to maintain and the steps to take. Your obligation as a landlord is to take reasonable steps to carry out the inspection — the courts recognise this distinction.
Do I need a separate certificate for each appliance?
No. A single CP12 covers all gas appliances, pipework, and flues at a property — typically recorded on one certificate document, regardless of the number of appliances.
Can I carry out the CP12 inspection and boiler service at the same time?
Yes — and we recommend combining them wherever possible. This reduces the number of access requests to your tenant and is more cost-efficient. We can confirm which properties have both due at the same time and coordinate accordingly.
What if a boiler fails the CP12 inspection and needs replacing?
We will notify you immediately of the finding and provide a fixed-price quote for the repair or replacement. Where an appliance is classified as Immediately Dangerous (ID), we are legally required to disconnect it. No. CP12 requirements apply specifically to rented residential properties. However, if you let the property in future, you will need a valid CP12 before any tenancy commences.
